Demolition Reclamation and Associated Works
Telephone House, Tunbridge Wells, Kent

We have read the preliminary report compiled by Wooldridge Ecotec Ltd.

We learn from METHOD OF WORKS (page 21, section 2) that demolition is planned to start at the north end of Telephone House which can only be accessed from York Road.

We would like to draw your attention to the Inspector’s Appeal Decision (APP/M2270/A/00/1054946, page 6, para 29) which stipulates that demolition material can and should be removed by way of Church Road.

As Arthur Mann is aware York Road has cellars under pavements, basement flats and substantial listed pavement slabs of York stone (average 3m x 2m each), serving as roofs to cellars underneath. Arthur Mann admitted it would be more logical for traffic to go via Church Road.

We would therefore suggest that demolition should start on the south side of Telephone House and in view of the many risks York Road should not be used by heavy plant and machinery under any circumstances.

Our assumption may be wrong, but, unfortunately your Works Report did not follow the Inspector’s condition of identifying which point of access would be used at any particular phase of the project.
