In the Appellant’s Statement of Proof, Section 6.2.4, we read that the proposed guidelines of the KENT DESIGN recommend a distance of 21 metres. Curiously, the Appellant nowhere mentions the exact distance between the proposed development and the houses Nos 30 - 44 York Road. Why? Because it is only 12 metres!
